Description
We are looking for a highly driven and hands-on Property Manager to lead the leasing, relationship management, and operational performance of a premium compound of luxury villas.
This is not a traditional property management role. We are looking for someone who can elevate the way properties are operated, leased, maintained, and financially managed - delivering measurable improvements year after year.
The ideal candidate will have a minimum of 5 years of Bahrain real estate experience, preferably within luxury residential properties, with strong experience dealing directly with high-end tenants and premium villa leasing. The role requires someone commercially minded, highly organized, proactive, and detail-oriented, with strong negotiation, communication, and relationship management skills. Candidates should demonstrate a proven ability to improve overall property performance, implement technology-driven solutions within property management, identify inefficiencies, and introduce practical, measurable improvements that enhance tenant experience while reducing costs.
We are specifically looking for someone who thinks like an owner — focused not only on leasing and operations, but on protecting and enhancing the assets, modernizing the way properties are managed, improving responsiveness and reporting, and delivering tangible operational and financial improvements over time.
Key Responsibilities
Lead the leasing of high-end villas directly and through external leasing agents
Build and maintain strong relationships with high-profile tenants, ensuring exceptional service standards and tenant retention
Oversee tenant onboarding, renewals, negotiations, move-ins, and move-outs
Ensure all tenant complaints, maintenance requests, and escalations are professionally logged, tracked, and resolved
Introduce and implement modern property management technologies and systems to improve visibility, responsiveness, reporting, and operational efficiency
Drive measurable operational improvements across the portfolio through better procedures, controls, and vendor management
Deliver tangible financial performance improvements versus approved budgets
Analyze operating costs and proactively identify opportunities for cost reduction without compromising quality or tenant experience
Implement preventative maintenance and operational recommendations that reduce long-term landlord costs and improve asset performance
Coordinate and supervise maintenance teams, contractors, and service providers
Monitor occupancy levels, rental performance, collections, and overall portfolio profitability
Lead monthly performance reports covering leasing activity, occupancy, tenant matters, operational improvements, and financial performance
