Description
The Commercial Manager is responsible for overseeing the contractual, financial, and commercial aspects of fit-out and construction projects. The role ensures effective cost control, contract compliance, risk management, and profitability throughout the project lifecycle.
Key Duties and Responsibilities
- Manage all commercial and contractual matters from tender stage through project completion and final account settlement.
- Review contracts, tender documents, BOQs, specifications, drawings, and subcontract agreements.
- Prepare project budgets, cost plans, cash-flow forecasts, and periodic commercial reports.
- Monitor project expenditures, commitments, and profitability against the approved budget.
- Prepare, review, and submit interim payment applications, variations, claims, and extension-of-time cost submissions.
- Identify commercial and contractual risks and recommend appropriate mitigation measures.
- Manage procurement activities, including subcontractor and supplier prequalification, tendering, evaluation, negotiation, and -appointment.
- Review and certify subcontractor and supplier payment applications.
- Maintain accurate records of variations, claims, payments, correspondence, and contractual notices.
- Coordinate with project managers, quantity surveyors, procurement teams, consultants, and clients.
- Lead commercial negotiations with clients, consultants, subcontractors, and suppliers.
- Prepare cost-to-complete forecasts and monthly project financial reports.
- Manage the project close-out process, including final accounts, retention releases, and settlement of outstanding claims.
- Ensure compliance with company procedures, contract requirements, and applicable laws and regulations.
- Guide and supervise quantity surveyors and other members of the commercial team.
Qualifications and Requirements
- Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
- Minimum of 10 years of relevant commercial and contract-management experience, preferably in fit-out, joinery, hospitality, or construction projects.
- Proven experience managing high-value projects from tender through final account.
- Strong knowledge of FIDIC contracts, subcontract agreements, procurement, variations, claims, and payment procedures.
- Excellent understanding of quantity surveying, cost control, budgeting, forecasting, and financial reporting.
- Ability to interpret BOQs, contracts, technical specifications, and construction drawings.
- Proficiency in Microsoft Office, particularly Excel, and relevant cost-management or ERP software.
- Strong negotiation, analytical, problem-solving, and decision-making skills.
- Excellent written and verbal communication skills in English; Arabic is an advantage.
- Strong leadership and team-management abilities.
- Professional membership or certification from RICS, CIOB, or an equivalent organization is preferred.
- Previous experience in Saudi Arabia or the GCC construction market is an advantage.
